If you are a tenant/ buyer…
All brokers are not the same. Even within the same agency, including mine. Some prefer only to work for a only a selection of owners, like a spokesperson/ representative. Others are hunters and enjoy the challenge of finding an exact match to a demanding search but get bored with only a static portfolio. It takes a wide range of personality types to meet every request type. Never can one broker help every client type. Going direct to sites like OLX can work but can just as likely put you in the hands of owners who have no idea about prices and standards the market needs. Good & bad exists everywhere obviously.
1/Find brokers that come recommended using any method that shows you real client feedback (rather than fan feedback)
2/Narrow your spec to include what you do & what you do not like. Be careful to include flexibility in case agents find you something you didn’t consider but would suit. Write it down, don’t be lazy, or the results will frustrate you.
3/ don’t rely only what is on the agent’s site. If the broker is good, it may only show a sample of what they can find. If they are very good, their site will only show a small fraction of what they can get.
We have 7 brokers. Some list everything & are very organised but only chose to help a few clients who seek exactly what is on offer, some have no time and list almost nothing because they bounce from one viewing to another but almost never fail to find a match. It’s very person dependent. Both methods have their place in your search.
4/ stay in touch, hassle your broker. They get inundated sometimes with new requests so stay at the top by talking regularly.
Remember, a good broker is busy & will have new requests/ fresh tasks all of the time. Make sure you keep in touch regularly. Ideally, you will give exclusivity to your broker & in turn, they should give you increased focus because they know you are committed to getting a result, & that their time is not lost because for brokers, sometimes as little as 1 in 10 requests is completed. Reasons include
- impossible request
- insufficient budget
- client shares his request with many agencies
- client situation changes
If you are a landlord/ owner/ seller
Knowing the above points, you need to ensure that
- your property is listed well, all aspects are well represented in pictures & in words.
- your offer is well promoted on the best sites
- that your broker is responsive to the phone/ email
- that you get the feedback from viewings
- you clarify your costs up front, a fee that you & they are motivated by
- that your broker has past experience in your type of offer
Remember, a good broker is busy & will have new requests/ fresh tasks all of the time. Make sure you keep in touch regularly.
